As the summer vacation season approaches, many are seeking affordable vacation homes across Europe. A recent survey conducted between February 11 and 24, 2025, sheds light on the current market trends and pricing for vacation homes in Germany, Italy, Spain, and France.

The survey involved a total of 1,062 vacation home providers in Germany, 596 in Italy, 561 in Spain, and 382 in France. The price information is based on booking data from June 6, 2025, and refers to the period from June 15 to September 15, 2025.

In Germany, families rank second behind couples as the most important guest group for the summer season of 2025. The average overnight price for a vacation home in July 2025 is 151 euros. Regions like the Bavarian Forest (110 €), Dithmarschen (135 €), and the Lüneburg Heath (123 €) are particularly affordable.

France offers a family-friendly price level with an average of 149 euros per night, with Brittany being particularly affordable at an average of 118 euros. Providers in France, Italy, and Spain are observing a clear trend towards short-term bookings.

In Italy, the average price for a vacation home is 180 euros, but there are cheaper offers in regions like Lecce (162 euros), Brindisi (189 euros), and Trapani on Sicily (155 euros). The majority of vacation home providers in France, Italy, and Spain consider families with children to be the most important guest group for the summer season of 2025.

Poland remains one of the most cost-effective alternatives with an average of 139 euros per night. On Mallorca, the average in July is 371 euros, with the east coast being relatively affordable at an average of 322 euros.

The countries with the cheapest average prices for vacation home rentals in July 2025 are the Netherlands, with average weekly prices around 244 €, and Denmark, where prices for medium-sized vacation homes are approximately 872-1,800 € for the month, but can be cheaper outside peak times; overall, the Netherlands appears to have the more affordable options compared to Denmark in summer.

Availability for last-minute bookings is limited in particularly popular vacation regions like Spiekeroog (11 %) or Lake Constance (15 %). However, the summer vacation is still affordable for last-minute bookings in many regions of Europe.

Providers report an increasing number of individual adjustments to the needs of families, such as consciously avoiding digital media and sending personal items. Statistical outliers were removed, and calculations are based on median and average values.
