Berlin-based office shift: UFA relocates headquarters from Potsdam to Berlin
The BE.YOND OFFICE BERLIN project, a new large-scale office building located at Schönberger Ufer in Berlin-Tiergarten, is set to welcome a renowned media company, UFA, as its latest tenant.
The lease agreements for the project were brokered through BNP Paribas Real Estate and Angermann. UFA will occupy spaces at the Landwehr Canal in 2026, making BE.YOND OFFICE Berlin another location for large offices in central western Berlin.
The office building, which is being developed by the Empira Group, will offer a total of 8,620 square meters of rentable space across eight floors upon completion. Each office floor can range up to 1,241 square meters, adaptable as individual or combination offices, open work landscapes, or mixed forms.
UFA has secured around 2,840 square meters in the top three floors, including rooftop terraces with city views. The company will relocate its main office from Potsdam-Babelsberg to Berlin in 2025, with the exact date yet to be specified.
The upper floors of BE.YOND OFFICE Berlin offer ample outdoor areas, including two rooftop terraces totaling 251 square meters. The architecture of the building is designed by the office of Henn, and it will feature light-flooded communication zones, a natural stone facade, and green retreat areas.
The building will operate fossil-free, utilizing air-source heat pumps and a photovoltaic system. Fixed and mobile workstations can be combined in BE.YOND OFFICE Berlin to accommodate different work styles. Approximately 730 square meters of flexibly usable space will be available for common and reception areas.
The shell construction of BE.YOND OFFICE Berlin was completed in July 2024, with the overall project completion scheduled for the current year 2025. The topping-out ceremony took place at Schönberger Ufer 69 in Berlin on July 25, 2024.
The growth of large office locations in central areas of Berlin continues with the addition of BE.YOND OFFICE Berlin, a segment that is already well-represented in the capital. The project developer, Empira Group, cites sustainability and architectural quality as the central features of the project.
DATEV eG has already secured around 1,236 square meters on the second floor since February 2025, with a contract running for ten years and two extension options. The exact date of UFA's relocation is not specified, but the lease agreement was secured in February 2025.
With UFA joining the ranks of large offices in Berlin, the capital is set to welcome a new era of innovation and creativity in the media industry.
