Cancelled plans for a fresh building project in Steglitz:
In a recent announcement, STADT UND LAND has decided to cancel the planned new construction project at Körnerstraße 48 in Berlin-Steglitz. The project, originally scheduled to begin in autumn 2025 and complete by spring 2027, was a six-story residential and commercial building with 24 apartments and four commercial spaces.
The project, which included green roofs, an inner courtyard with a playground, facade greening, and compliance with the Building Energy Act, was designed to alleviate the tense housing market in the district of Steglitz-Zehlendorf. Some of the apartments were to be barrier-free and have loggias or terraces, and some units were to be subsidized for households with a housing entitlement certificate.
The rental prices for the commercial units were to be oriented towards the current cooperation agreement between the Land Berlin and the land-owned housing associations. Bicycle parking spaces were also part of the original plans for the project.
However, due to technical and legal hurdles that prevent its realization, the decision to cancel the project was made after careful consideration by STADT UND LAND. No information is available on whether the green spaces and ecological features planned for the project will still be implemented.
The visualization of the building was done by DAHM Architects + Engineers GmbH. With the cancellation of the project, both the planned construction start and the intended apartments have been canceled. The already advanced planning is being discontinued, and STADT UND LAND has not yet commented on any further plans for the property.
The future of the property at Körnerstraße 48 remains unclear. Some reports suggest that an alternative plan for the property could have been presented starting in 2024. However, STADT UND LAND has not yet provided information on whether alternative uses or a later re-planning are planned for the property.
The cancellation of the project at Körnerstraße 48 is a loss for the district of Steglitz-Zehlendorf, as it could have provided much-needed housing for residents. The district is now left with an unclear future for the property, and it remains to be seen what plans STADT UND LAND may have for the site in the future.
