Construction Progress: Approaching Completion on the WBM Building Along the Wine Road in Barnimkiez
A new residential building is rising in Berlin's vibrant neighbourhood of Friedrichshain, with construction progressing swiftly at the Barnimkiez site on Weinstraße. The Berlin-Mitte Housing Association (WBM) is overseeing the project, with Lechner Immobilien Development GmbH serving as the general contractor.
The general contractor behind Lechner Immobilien, HOWOGE Wohnungsbaugesellschaft mbH, is employing prefabricated components to expedite the construction process. This eco-friendly residential building, designed by Berlin-based Praeger Richter Architects, is scheduled to be completed by the end of 2025.
The architectural concept features a five-story building, comprising a main house and side wings. The building's exterior design is nearing completion, with the shell construction already finished. Extensive green roofs are planned, not only contributing to the building's ecological benefits but also aiding in rainwater retention. Parts of the facade will also be greened, creating additional ecological spaces in the densely built-up Friedrichshain.
The project aims to promote both climate protection and resource conservation. Technical highlights include a modern ceiling heating system and a recycling glass wall made from recycled glass waste. The building will be constructed to KfW-55 standards, meeting high energy efficiency requirements.
The residential building will house 33 apartments, with 24 of them being subsidized. The average apartment size will be 65 square meters, and they will all be fully barrier-free. The apartments are expected to be ready for occupancy in the fourth quarter of 2025.
The apartments starting at seven euros per square meter reflect the project's commitment to creating urgently needed housing without additional sealing of surfaces. The project's completion will mark a significant contribution to the housing market in Berlin's popular Friedrichshain district.
The construction site is situated adjacent to Volkspark Friedrichshain, ensuring the new building's residents will enjoy easy access to the park's numerous recreational facilities. As the building takes shape, it promises to become a landmark of sustainable, eco-friendly housing in the heart of Berlin.
