New construction project in Friedrichshain: 110 additional rental apartments are being developed

In the heart of Berlin's Friedrichshain district, a new development is breathing life into the Rudolfkiez neighbourhood. Wohnungsbaugesellschaft Berlin-Mitte (WBM) has completed the construction of three new buildings on Modersohnstraße, adding 110 rental apartments to the area, with 36 of them subsidized by the city of Berlin.

The new buildings, standing seven floors tall, are a harmonious addition to the streetscape, blending architecturally with their surroundings. They boast spacious balconies, a feature that not only enhances the aesthetic appeal but also contributes to the quality of life for residents.

To foster a diverse living environment, smaller commercial units have been integrated into the new buildings. These spaces are designed to accommodate local businesses, further strengthening the Rudolfkiez as a thriving residential quarter that also caters to local shopping needs.

The planning of the outdoor spaces was a collaborative effort, with a participation process ensuring the needs and desires of the community were considered. As a result, the inner courtyard of the new buildings now boasts a green open space, complete with seating options, a playground, and gathering spaces.

In line with WBM's climate goals for 2045, the new buildings on Modersohnstraße have already met these standards, demonstrating a commitment to sustainability. The buildings are energy efficient, achieving an energy efficiency class B, and causing a CO2 emission of no more than 3.5 kilograms per square meter per year.

To encourage climate-friendly mobility, the project includes numerous bicycle parking spaces, some of which are covered, catering to the growing demand for bike usage.

The development also includes a kindergarten, ensuring the neighbourhood remains family-friendly. Surrounding the new buildings, newly designed green spaces, play areas, and the kindergarten have been built, further enhancing the quality of life in the area.

Almost all apartments are barrier-free and suitable for different age groups and life situations, making the Rudolfkiez a welcoming and inclusive community. The new buildings on Modersohnstraße were strategically placed on existing party walls, focusing on densification without sealing new areas.

This thoughtful and sustainable development is set to invigorate the Rudolfkiez, offering a vibrant living environment that caters to a diverse community while prioritising sustainability and quality of life.
