The Valuation Committee for Real Estate Values in the District of Herford and the City of Herford has published its half-yearly report for the period from 1 January to 30 June 2025. The report provides transparency and guidance for the market with the latest figures for the first half of the year.

The report reveals that the number of purchase contracts for detached and semi-detached one- and two-family houses has increased by approximately 34% compared to the previous year. This surge in demand has driven up the average prices for these houses, with younger homes built after 2010 achieving an average of €453,000. Older objects are traded between €209,000 and €368,000.

Sonja Boxhammer, chairperson of the appraisal committee for land values in the Herford district and city, emphasized the importance of the Valuation Committee as an independent body that analyses market developments. She stated, "Our report provides a crucial foundation for assessment, financing, and planning in the real estate sector."

The prices for these houses remain predominantly stable and are at the level of the previous year, depending on the year of construction. For new apartments, an average of €3,680/m2 of living space is paid, while the apartment prices of older years of construction are significantly lower.

The total turnover in the district for the first half of 2025 was €261 million, with Herford and Bünde accounting for approximately 45% of this total. In Herford, an average of €261/m2 was paid for residential building plots in the first half of 2025. The sale of residential building plots is at a similar level to the first half of 2024 and above that of the first half of 2023.

The average prices for fully developed residential building plots vary depending on the municipality and location, with an average of €186/m2 in the first half of 2025. The Hanseatic City of Herford had the highest number of concluded purchase contracts at 239. The majority of sold apartments (60m2 - 100m2) were recorded in the municipalities of Bünde, Herford, Enger, and Löhne, with a tendency towards increasing turnover.
