Renovated Eco-Friendly Housing Estate in Nievenheim: 47 Affordable Homes erected on the site of an old public pool
In a significant move towards publicly funded, affordable housing, the city of Dormagen is developing a residential quarter in Nievenheim. The project, covering 3,794 square meters of living space, is being spearheaded by WORADO Wohnungsbaugesellschaft, with Pellikaan Bauunternehmung from Ratingen serving as the general contractor.
The construction project, located on Am Schwimmbad street, has faced a construction delay and a temporary halt but has successfully continued with Pellikaan Bauunternehmung. The project's completion will be phased, with houses one to three ready for occupancy in October 2025, and houses four and five following in January 2026.
The apartments in the first three buildings are already fully rented, while marketing of the units in houses four and five will begin shortly. The apartments offer a mix of two-, three-, and four-room units, all barrier-free and accessible via spacious elevator facilities.
Rental prices for the apartments cater to different income levels. For those with a housing allowance certificate A (WBS-A), the price is 6.65 euros per square meter, while for WBS-B certificate holders, the price is 7.55 euros per square meter.
Sustainability is at the heart of this project. Rainwater is retained on-site, contributing to sustainable urban development. Energy-efficient buildings heated via air-water heat pumps with floor heating ensure a comfortable living environment while reducing carbon footprint.
Additionally, a photovoltaic system with a total capacity of around 100 kilowatt-peak and battery storage, green roofing, and an ecological solid wood construction method using modular wood technology contribute to climate-friendly operation.
Outdoor areas include green spaces, a playground, and 40 parking spaces prepared for electric mobility - twice as many as legally required. The mayor of Dormagen, Erik Lierenfeld, emphasizes the importance of involving citizens closely in the development process to ensure acceptance and that the city develops with the people, not over their heads.
This residential quarter is a significant step towards providing affordable housing in Dormagen, creating 47 new apartments. The project underscores the city's commitment to sustainable and inclusive urban development.
