In the vibrant city of Sochi, 2025 has brought about remarkable changes in the long-term rental market for apartments. A notable decrease in the number of offerings has been observed across all types of housing, according to the real estate agency "Sochi Realty Insights."

The decrease affects studios, one-bedroom apartments, three-bedroom apartments, and multi-bedroom apartments/apartments. The reduction in one-bedroom apartments is particularly significant, with a decrease of 56%. Similarly, the number of three-bedroom apartments available has decreased by 90%, and multi-bedroom apartments/apartments have seen a decrease of 91%.

Meanwhile, the most expensive long-term rental property in Sochi, situated in the Central District of the city, is a luxurious apartment spanning 200 square meters and located on the 16th floor of a 27-story complex. The cost of renting this apartment is 800,000 rubles per month.

Interestingly, the volume of high-priced offerings (above 100,000 rubles per month) has also seen a significant decrease. According to the real estate agency "Gorodskoy Rieltorsky Tsentr," the number of such offerings has decreased by almost 90%, with only 64 objects remaining in August 2025. The largest selection of high-priced offerings is currently in the two-bedroom apartments segment, with 22 options available.

A new trend emerging in Sochi's rental market is the increased interest in winter rentals, particularly in Krasnaya Polyana. Companies are renting apartments for several months to accommodate skiing activities, leading to a notable increase in interest in this sector. This trend was not previously mentioned in the earlier bullet points.

In 2025, the rental market for apartments in the center of Sochi has undeniably undergone significant changes. Potential renters may find it more challenging to find high-priced apartments, but the city still offers a variety of options for those seeking a home in this bustling city by the sea.
